HELOC should be deemed as a safety net for you personal home in the event of an emergency.

This will provide some return even in the event that market flattens or declines slightly.  

This would also be taxable unless it is deposited back into the escrow, title or attorney closing account before the closing occurs. 

Something occurred to me yesterday though regarding partnering up that would enable us to jump on our first deal faster.
