While there is an ethical concern here is you state a "race to the courthouse state?"

These are professionals with additional training and a stricter code of ethics.

Ethics is strictly personal; where you draw the line and where someone else draws theirs is an individual's choice.

There is atleast 5 or 6 podcasts that are 100% wholesale focused and if you listen to all of those you will have a great idea of the process and some extra stuff like lead generation, buyers list, and ethical wholesaling.

Just because they allow it, doesn't mean it is legal (or ethical).And if you think all we do is "fill out forms" you are sadly mistaken. 

I am certified, I have at least some core of knowledge, I also have a code of ethics that I am held to, it matters at least a little and sometimes a little can count for a lot.

@Jose Rosado Usually to avoid antitrust issues, MLS's will allow you access w/o being part of the REALTOR association as a licensed agent, but it'll cost at least as much and you'll have to agree to follow the code of ethics anyhow.

Rah-rah goals won't get you far without a plan and a work ethic.

This brings the discussion more into the realm of our personal principles concerning our family ethics and whether or not our parents deserve that type of treatment.  

Im not saying it doesn't work, but when I smell sales gimmick I tend to back away.I appreciate BP for always having an ethical and down to earth approachable atmosphere.
