And 1% doesn't leave much room for cash flow after all expenses are paid, when your income is only $700 a month, which I think is probably a fair estimate if not somewhat generous).So you tell me; am I really missing the mark here?

I realize that the resultant vacancies waiting for HOA approvals will kill my cash flow.All in all, I cash flowed OK when I had it, before the change in rules, and was able to profit from the market fluctuations, The condo complex was land-marked though, needed a new roof that cost over a million to replace.

I don't think for a second that every deal I run into would be a homerun.I do think the authors are trying to sell books.I also agree with @Mark Holencik it is hard to see the entire race from the starting line

At least here in Cbus at CMHA, I have had some tenants that it was very easy to place them, the inspection went great paperwork was smooth and the land lord has had zero complaints...we will see how it is at the 1 year mark....but then I've had others where it seems like that particular case worker handling the initial paperwork needs something changed and then as soon as you get that changed there is something else wrong that needs adjusted.
