The goal is to know the "trade off" of each decision, and be ready to live with/absorb the downside of whatever path we as investors choose.

The only real downside I've seen that doesn't come with normal rentals (besides the inspections, but for me, that's not a downside) is that if someone starts to work their way out of the program, there is a period of time when they don't make enough to easily cover the rent, but they make too much for S8 to cover most of it.
