Investopedia disagrees with all three definitions above and says to use Net Income in the numerator which deducts things like depreciation which makes zero sense for our purposes of analyzing property performance since one good cost seg study would wipe out your income all together.

@Rebecca Cirisan Thanks for the comment and I'm not "disagreeing" with Jay or anybody for that matter with regards to REHAB from a distance can be risky if you don't have the right team on the ground.

So with the caveat that others may disagree, I generally find that forming the LLC in the same state as the property is the best way to go.

Interesting point to make (Neither disagreeing or agreeing with points made in the article) is the fact that you are citing that "as rents decrease, the property isn’t as valuable, as the price-to-earnings multiple has contracted."

You can never just dispute that you disagree with value, as they will never accept that.
