If you provide a detailed scope of work to your accountant, he/she will be able to properly identify what is a repair / improvement.If it is an improvement, he will want to see if any amount can be immediatley expensed through the de minimis safe harbor election.Best of luck

I also am concerned with SouthEast Asia's tendencies to disallow foreign freehold ownership of land and strong laws against short term rentals, even if not mostly enforced.I am currently in contact with and purchasing real estate in Cape Town, South Africa, Marrackech Morroco, and Rio de Janeiro, Brazil.

Though Washington State does not have a statutory Series LLC to create in the state, it does recognize the internal liability shield offered by LLCs on its members.So, though Washington does not have a Series LLC, the State of Washington does recognize the internal liability shield principle, and that is what the courts would be looking at if you created an out of State Series LLC lets say in TX or NV or DE, and owned a property in WA and were sued in WA.

@Emily Dickens there are several safe harbor rules you can apply - de minimus and also safe harbor for small taxpayers (SHST) where you can write off expenses that you typically capitalize.

Full disclosure, I'm a mortgage broker in CA, and I'm not saying to use me, but for example, I have closed DSCR loans in East Coast states such as CT, MD, DC, FL, GA, DE, NC just to name a few, and don't consider myself an expert in any of them.
