As far taking a $1K loss a month, maybe talk to different prop mgmt companies to see if you can get a better deal or if your property needs any upgrades that you can perform in order to ask for a better or higher rent, something to consider.

Another reason may be that you appear unprofessional and interested parties are looking for a sweet deal like a landlord that doesn't screen or is negotiable on all their terms.

Those things aside, there is no way to know if this is a good deal without knowing the value of the property.

I did purchase some multi-family properties, however, along the way I also discovered "excellent" single-family home deals that were too good to pass up.  

Let the truly impacted communities deal with the problem and let the rest of us keep bringing in the tax revenues for our communities.
