You will pay for your own title insurance this way, but the other fees make it lmost a way, but more impoertantly you will get a more thorough tile search, and less exceptions ((things not covered) in the B Section under Exceptions in your title policy//committment.

They are only willing to finance a small amount as they say the money down they need to cover the taxes owed from recapturing all the depriciation over the years.What are the rules on recapturing depriciation when a seller wants to owner finance the sale?

You might have an existing winter-summer hookup where there is just one boiler that supplies both heat and hot water; if that is the case you would probably be better off doing away with that for supplying hot water, although you might be able to use that to cover one unit for both heat and hot water.
