So these "low equity nice house" deals are almost the opposite of "high equity ugly house" cash deals.The BUYERS - you want to market for buyers that have a good job, family, etc. but have had some issue in the past that is preventing them from qualifying for conventional financing.

as Tammy said, I would encourage you to find a company that is willing to insure "high risk properties" conventional insurance companies chose to stay away from this kind of risk but if you work with an agent (who uses different companies to write policies) you will find out that you have more options to insure your property, hope this helps!
