We use chase and it has all the features you are looking for and for us at least nothing you are trying to avoid. 

But regardless of your exit strategy just be sure to run the numbers and don't chase any deals. 

Early on in my landlord experience, I had every adult on the lease and it ended up with me having to chase multiple people for rent and lease issues. 

Some of the larger institutions - national banks like Chase/Wells, online lenders etc. - don't have access to the best appraisers because they don't join their pool.
