Sounds like your property IS in one of these high hazard zones.You will find the cost for insurance will be pretty prohibitive, especially if you do not have a good elevation certificate and do not qualify for a reduced rate.Because you are paying cash, you do have the benefit of not being required by your lender to carry flood insurance. 

Some Alabama municipalities are requiring a new inspection and new certificate of occupancy every time you change tenants.

I am not sure why people are running to do it right now if the certificate is only good for 3 years at best.

Yes, a tax lien certificate will pay me a rate of return… but only if the certificate is redeemed.

If your tenants consistently pay on time every time year after year and take care of your property and don't make the neighbors mad, a box of candy,  or a $25 gift certificate from local grocery store is just good customer service.
