The house needs about 50K rehab to get to market conditions including full 2 bath remodels, all new kitchen appliances and cabinets, new flooring the entire second floor, and a bunch of landscaping work.

I rehabbed the entire house for $12k, lumber,plumbing,flooring,cabinets etc...I'm literally adding 2 interior walls a doorway, a closet and a window. the only thing that will cost the most money is getting a tankless water heater to conserve space.The add might cost $3k but it's right around there.

It had holes in the walls, all the banisters were ripped out, sliding glass door for the backyard needs to be replaced, needs new tiling in the kitchen, needs new toilets and sinks, all the cabinets in the kitchen and bathrooms need to be replaced, and needs new carpet and paint.

Only work still needed is to check some noise coming from the swamp cooler which will happen during inspection and maybe re-paint cabinets in the kitchen (all units could use this honestly).

I already knew a lot of basic stuff (I was a plumber when I was going to college, and I worked electrical work in the military), but I learned how to: put up insulation; wire an entire house; plumb an entire house; hang kitchen cabinets; put down tile floors; install underground electrical service (yes, I pulled my own underground electrical feed 150 feet by hand through conduit); run a trencher and a mini-excavator to do final grading and install a plumbing service line; and probably other stuff.

We just Got under contract for a beautiful building with a ton of historic features, and instead on coming in and completely gutting out the units, we want to work around these classic features, while providing modern touch and feel; mainly the woodwork around the unit (beautiful floors,trim, doors and kitchen cabinets that I don’t want to touch much).

Additionally, since we bought the house from a flipper, it has much nicer finishes that a rent-ready home, so i'd be worried about renters damaging the nice cabinets, flooring, etc.
