You are just starting out. you want to invest out of state, not locally.You want to skirt/evade the law.You want to engage in a rent model that requires a hands on referee at all times, remotely.You want a rent model that has strangers living with each other, raping/murdering/stealing from/harassing each other, without any ability to intervene.

Would it be unwise to get a HELOC that takes out almost all our equity on our SFH rental to invest in a multfamily (2 unit; 2bed/1 ba per unit).   -- We are estimated ~ $80K in rehab and comps for ARV are $775-825K.

Hi All -I would still consider myself a bit of a rookie, but I have been investing now for about 3 years.I currently own an 11 unit RV Park in which I own all of the units and rent them out.I have successfully completed a BRRR in Alabama with $4K left in the deal, and I am in the process of completing my first two SFH Fix & Flips in Detroit, Michigan.I am looking to build out a potential buyers list, JV partners, and just network in general with like-minded people. 

In real estate we say "everyone wants the perfect house, at the perfect location, at the perfect price, but you don't get all three, so pick the two that are most important to you," and this is an example of that.
