My contact info was included in a disposition letter that was sent to them stating they owed thousands of dollars due to unpaid rent and damaged sustained to the property.I am concerned they might retaliate because these tenants were recently evicted from my property.

If the unit is messy/dirty to the extend of being damaging or a health hazard, our lease also gives us the right to send-in a cleaning service at the tenants expense.Your biggest concern as a landlord will be vacancy - both physical and economic - as vacancy is foregone revenue.

I put together a spreadsheet here to help potential house hackers quickly analyze whether or not a property qualifies.There are other FHA requirements concerning which you should contact your local lender, but determining whether or not a triplex or fourplex meets the self-sufficiency rule is a good place to start as this rule will immediately eliminate many properties from your search, especially in expensive markets.
