I've heard that that development and growth is occurring along western side of Omaha.  

Many of the properties nearby are owned by CA investors so I’m assuming these may be desirable to the same demographic.I own 3 adjacent properties with shared off-street parking in SW Michigan near Western Michigan University and Kalamazoo College- one 4-unit, all 2-BR/1-BA; one 4-unit, all 1-BR/1-BA; and one 2-unit with a 2-BR/1-BA downstairs and a large 1-BR/1-BA upstairs. 

Joao,  You can look up rental numbers on AirDna, or if you go to The Short Term Shop website, under "Blog" you can look up estimated returns for Outer Banks/Western Mountains/Carolina Beach/High Country! 

You can't trust that each tenant in a duplex would cut their own grass in a timely fashion. 

Be careful and have your exit strategy in place BEFORE you purchase and renovate because you may not be able to pay off a hard money lender or get your cash out in a timely fashion.
