Currently my middle brother and I own a SFR in Las Vegas jointly and I personally own a duplex and my primary residence with my wife.I am getting a little overwhelmed as to which type of entity we should setup for this partnership. 

Something like that.My problem is, I've never hired a contractor before, nor even used a hammer, and the only time I've used a drill was 6 months ago to drill into plant pots for drainage holes.I've had a GC contractor and quote me a price that I could literally scrap the house and rebuild the entire thing, it was so expensive.Could I have a rehabber here in vegas, come over, look at the place and tell me what they think it should cost, how I could pick up a hammer, try not to hurt myself, to cut down on labor, and estimate how much it should REALLY cost?

The Midwest is very stable and does not generally see bubbles like more volatile markets such as Phoenix, Las Vegas, Atlanta etc.

For example, in Las Vegas the typical eviction takes less than 30 days and costs less than $500.

Out of state owner so the sigs won't be back in Vegas in time to close today.

@Simon Stahl Have had 3 potential deals in the last month in Sacramento with very little marketing since only spending money on Vegas. 

I'm currently doing due diligence on a multiplex in Las Vegas.

How about Las Vegas?

I think the next conference is Sep 6-9 in Vegas.
