Yes, site built homes should have glued down sub floors, too, but often don't because no one is there to check & they know the house will never fly down the road & have to be picked up by a crane, etc...

Even though they don’t know it and I know they at least got a check for $2000 what that does is incentivize them to learn more however to move forward as they learn.

I am not sure why is that but you have to be careful on what are the agreement on that contract.In this case, I would recommend to get involved with a investor friendly realtor who will help you as it could be many issues during the process as the titles are not clean in most cases and many variables have to be checked.

Remember also that the interest on the loan is taxed at ordinary income rates.So for example lets say you have 100k and were making 8% in the markets - 8k per year and say you are in top bracket, you will pay $1600 in taxes per year or netting 6400.Now lets say you did a loan and were at 5% you are earning $5k per year (actually less because principal is being paid down and some of money goes into essentially a 0% checking account).
