@Clint Miller I’ve gotten my best deals over the holidays including my first where we made an offer on a property and gave them 10 days to decide whether they were going to accept it or not which included all the holidays and the holiday week which was slamming with business for this property.

@Cody FriedrichAssuming you bought the duplex in Indiana non-owner occupied, house hacking is a completely different calculation (in my opinion). 

My attorney advised me to have her sign an affidavit taking responsibility for the deposit and that if the guy ever came back looking for his share that she would pay him or handle all legal issues.
