My questions are first what are the best states overall that seems to give back the best cash flow and overall deal, how can I find these properties/ internet look up once I've figured out witch states to consider, and what other paths should I take to make sure I find a great opportunity??

It is not difficult forming or getting buyers lists by yourself, you have to start your search on the internet by searching "Real Estate Cash Buyers in Atlanta, GA."

My difficulty with trolling the internet is that there are a ton of wholesalers, but those turn-key investors are hard to come by.

I know mysmartmove is mentioned a lot for credit and background checks, however what service do you use when you have applicants that don't use the Internet and has no email?

I have attended a few seminars, read a couple books, and watched plenty of videos on youtube as well as read articles in the internet so far.

internet searches find property's. you might have to team up with someone who drives for inspections and checking on properties.
