So if overall the cash flow not good and cost of finance high, selling price need to adjusted to thatBeing (very) conservative, on these two particular cabins I probably have $250-$300k in equity in each.

Was not successful and a refi would put us further in the red every month, if the rental trend continues.Between the properties we own, we have over 1.3M in equity, conservatively, but that does not really do me any good because refi-ing is out of the question.Anyway - thanks for reading all of this - it did me well to vent, even if only by typing up this stuff and I really want to know about the taxes so I can consider my options.God bless.

(Dont think I'll have to pay cap gains because I lived here for 2 of the last 5 years, but need CPA confirmation).If I 1031 into another rental, my ~$100k in equity only gets me a $500k home, which is exactly where I am today but rates are more than 2x higher.
