I have done many sandwich lease deals where I entered into a lease option agreement with the owner, and found a Rent-To-Own tenant that would live in and eventually buy the house.Let's now say you’ve made it to the closing table with your Rent-To-Own -tenants and are ready to complete the deal.

I don't know what their contracts said, but basically, they were taking options and entering into sale/option contracts on property they did not own or have a vested interest in This was just one of the charges made.It is much cleaner to simply do a lease agreement and then under another agreement, assign your option.

When it prompts you for the agent lisence number, just enter 11111 or 22222 or whatever, until it excepts it.

Don't get me wrong... we just lived through the lemmings reading about how great real estate investing was... and once all of the get-rich-quick crowd entered the market we saw how that worked out.Yet... after reading this article, I am convinced that the authors just like the magazines are only pouring more koolaid for their thirsty readers...Leaving the real estate investment field un-encumbered for those who are informed.

You're setting yourself up as a preditory lender, if your buyer can't qualify today and you enter into a deal that he can not reasonably cure his qualification problems within that period of time (and was not advised properly in curing any such problem) you just sold a property to someone that you knew was unable to perform in the transaction!
