Here in California the "mom & pop" SNFs are all being bought up by the bigger players in the area due to the constant change in regulations and liability from everyone wanting to sue.

Should I invest in class C/D locations and just expect and plan for my investments to need more repairs?

If you are working through turn key or team players, it probably is not.Is it a bad time to buy a rental in KS? 

Currently they're using an LLC but are in the process of applying for 501 3c non-profit status.My property is in Class C/D neighborhood, and up until now I've operated it as a by-the-room long term rental, and I house hacked this property before that.   

The ones who back away from that really aren't the players you want.

 I can't speak to the rental market, but I had many friends (myself included) that lived in the Avondale / Norwood area and it is definitely C/D. 

Unfortunately with C/D class properties it is often unavoidable.

I would start messaging all the big players on BP in your area and asking for references.

I understand that each deal may change as the players are defined and the amounts are determined for each player.
