I was afraid and called local fire station and they didn’t do anything and then I called insurance they suggested to get help of any water restriction and insurance will take care.

It's my understanding that you must have local knowledge to be successful there.

You should most certainly speak to a local lawyer about the details that pertain to you.If an LLC isn't the right move for you at the moment though --- having a robust insurance policy will be another, and very important, means of protection for owning rental properties.

I would look into that and try to get a gauge for the occupancy of the area and whether new jobs are coming in (check the local business press).
