There are still some great options out there which may be able to help you cast a super-wide net (get a new listing for the property up and posted to 10+ major rental listing sites, managing listing responses + scheduling viewing times, tenant screening w/ a fully comprehensive application, digital lease creation, online rent collection, and maintenance request tracking in one spot).

As far as location...I'm wide open as long as its in the United States in a sunny beach town.

Those figures may be proforma and not actual, while everybody's interpretation of "low maintenance" and "rarely vacant" can differ widely. 

Can't say that all PM's are this way as I'm sure there are those that have the same work ethic and commitment as you do, but they have failed to meet even the basic things that I had hoped for when bringing them on board.When I stopped by one of the properties the other day to do my own check, I was astounded to find the lock box left open with the keys visible, not to mention the front door wide open (visible by the street).  

My own portfolio is made up of MFs with a WIDE range of cap rates so I wanted to get an idea where this would fall so I could compare it to an appropriate MF of mine (for repairs and unit turns). 

I agree the margins may not be wide enough.

Yes you can get deals from the MLS but it takes a lot of work, a lot of networking with agents and casting a wide net (or even multiple nets).
