I'm not sure what you mean by scam - their whole model is that you list your property for free, and they find you tenants on the assumption that the renter is looking for the same property features as what you list.

The Flip model may work best when working with groups, every party with equal standing can have shelter within a corporate structure, ( my attorney has advised me that this is the cleanest way to structure a JV with other parties.)Again, as Brie stated, clearly defining goals and exit strategies is paramount in every deal.Good luck and keep us posted.

They obviously get it as a whole, but still may have a hard time working within YOUR model if that differs at all from theirs.When it comes to finding agents to sell your properties, I say you find the office that has the most closed deals in the proceeding 3 months and give them a call.

She's helped others get their license when they were out of state and shorted the curve so she might be able to help you know the plan.When you get back to OKC, you might consider Spearhead Realty to place your license since we are investor friendly and have a different model then most brokerages (ie transaction vs commission splits).

At least when the correction finally occurs, it will be less drastic down east as valuations are not hyper-inflated.When we analyse a prospective property - or as we update the actuals and projections on properties we hold - we typically model both w/ and w/o appreciation.

Without inflation adjustments, and dividend reinvestment enabled, the annual S&P 500 return from 1995 to 2015 has been about 8.6%, so, in this very specific, simplistic, model, it seems to come out better.Naturally there's way more factors that play in - love to see folks poke holes in this and tell me where I went wrong, and what guesses/assumptions I missed calling out!
