We also ask for deposit (refundable) sum equal to 3 months rent which is kind of security, if they don't pay or made any damage to house, we can recover the cost from this deposit money.

I understand the purchase agreement the homeowner signs allows you to back out of the deal, or renegotiate if you find additional damage, but how do you know?

In addition, I tend to do things like install quarter-turn shutoffs on all the water lines, make sure smoke detectors are installed, all lights are working etc.
