I can refi for up to 80% of the appraised value after renovations with virtually no hassle (no seasoning requirements, no rehab documentation, quick and less expensive closing vs conventional, etc.).

Land seems cheap, but due to restrictions on hillsides or zoning laws that require minimum lot sizes the cost to get approvals to build and restrictions on size of home that can be built render the land virtually worthless.Good Luck!
