Since RVs don't like the cold, AND I've been obsessed with getting started in real estate, I was looking to house hack my way into a rental over the winter (and maybe another next winter and the winter after that)Unfortunately, with the market so high, the multi-family units listed in decent neighborhoods here have terrible numbers, so I figured I'd have to start looking off market...

Also not terribly efficient.There are many options for ductless equipment, it does not have to be a 1:1 or 2:1 indoor unit to outdoor unit ratio.

A great deal in LA county right now may wind up being a terrible deal in 1 year if the upside is all in appreciation.  

Out of state investing is a terrible idea in my opinion the hardest type of real estate to do. 

It makes sense it may convey a message that is not what I intend.The house is in terrible condition and needs an extreme rehab.

That is terrible.3) If you were to rent this out completely you are prob looking at 2200-2300 total in rent.

Sorry to hear that you're dealing with this type of situation -- I'm usually one to give people the benefit but truth be told, she sounds like a terrible tenant and a not so great person. 

@Manichandra Sajjanapu don't buy this property with the intention of making it a rental, because it would be a terrible investment.
