If I buy a property with tenant in place, do I need to inherit the existing lease terms?

If you're interested in long term rentals, you could look into a DSCR loan that is based on the income the property brings in and not your personal DTI ratio.

This allows for potentially lower purchase prices and more flexible terms.

I do not really have the desire to buy more unless there is a really good deal that comes along.Some people tell me that if I pay off my mortgage early then I will be able to leverage the tax benefit of owning and paying mortgages properties.

He’s affiliated with Dave Ramsey solutions but I think that is a benefit in my case.

Often it comes down to risk/benefit analysis on whether to make a legal claim or not.

I have used the bigger pockets residential lease for long term tenants but doesn’t seem to be for month to month any and all suggestions would help! 

Purchase price: $472,500 It is currently operating as a short-term rental.

I am curious, has your friend mentioned anything about the quality of life or benefits from an investment standpoint outside of affordability?
