What I didn't realize is all the stuff I was doing was slowly adjusting my mindset, network, and financial position.

I manage about 400 rentals in a town of 9,500 people so I see existing renters inquire about my other rentals all the time, not realizing they are mine.

I just came across this link for our area and didn't even realize that if it is a residence of less than 5 units, they don't allow it. 

(Those tax benefits will not be realized in a self-directed IRA or 401k.)

They will get to your subs eventually and probably sooner than you realize.

Fast forward after reading Rich Dad Poor DaD I realized if I bought my first home the cons would be-Liability rather than Asset-Long commute which wouldn't allow me to NOT come home 3 days a week due to Mandatory OTPros- We have our own space and privacy and not be in each others way using kitchen and kitchen table etc.Sorry for ranting, Just trying to figure out whats the best options to meet financial freedom earlier than waiting on my retirement at age of 58 and ultimately have our own place.FYI, I don't carry enough capital for a good area in the bay area for a 20 percent down but carry close to 800 in credit.Any advice is greatly appreciated!

@Mason Hickman Our two cents here, but maybe you didn't realize that you were lamenting having to send holiday card to a tenant who stayed with you for 50 years. 

I don't think the heirs realize the Deeds were never recorded, so if they do, indeed, find a Buyer, they won't be able to close.

But, also realize that it takes time and unrelenting persistence, especially in the current market cycle.

But I just realized that the realtor I used to rent the place out failed to put an amount for the late penalty.
