In comparison, if you try to evict, not only will you no longer be receiving the current income of the rent and repayment they are paying, you will be on the hook for the cost of the eviction, the subsequent vacancy, AND you run the risk of angering them enough that they destroy your property, to the tune of thousands of dollars or more.

They showed me the bank account with their "buy furniture and redo the property" budget to check that box.They subsequently spent that six months of payments on furniture and renovations.Then they took all that profit, and spent it as soon as it came in.

In addition to the high prices, there also exists a stamp duty and additional stamp duty for subsequent houses making real estate investment in Singapore quite difficult for a beginner like me with pretty much no capital hence I am looking at markets overseas.

But... for some reason I literally got tears in my eyes when I walked  into two single family homes and saw doors literally busted in half, large holes in the walls in every room, walls that were paint a dark brown the color looked almost black, broken windows and broken glass sliding doors, stoves so filthy I have to decide whether it will be less expensive to purchase a new stove vs. cleaning it and carpets so filthy you have to wonder how any human could get them that way.

Still, if I were able to provide a much better return on their money, everything else goes out the window.One of my main concerns is the impact it has on my ability to purchase subsequent rental properties in the future.

The days of letting some things slide have gone thanks to our modern technology.

I watched a kid we know buy a home for $10k @ a tax lien auction, he subsequently spent about $3k on closing & rehab.

Up here they are run between $2100 and $2600 ... but that's after the slide in the Loonie these past few weeks.
