This has slowed up the process a tad, but we are starting off slow and steady, and not putting any extra stress/risk on our business.  

Appreciation will not save you over the long haul, look at the situation in the present.

However he is there wrapping up his jobs & my jobs so we won't be ready to start flipping for about 60-75 days.These are my goals / long term / short term situation.

So I am finally getting my feet wet.I have been putting offers in on multiple properties for a month and a half & I finally won a Multiple offer situation. 

This creates a WIN-WIN Situation and gives the Realtor incentive, to work harder on your behalf.

Or is through an chosen agent the most reliable link to the actual situation.

Buyers did all they could to follow escrow schedule while selling agent did not perform as outlined in escrow schedule (selling agent/seller chose escrow company).Selling agent requested us to remove loan contingency, while buyers submitted a notice to perform to seller to deliver the all the signed lease agreements as well as a 1 week extension on closing date for loan (loan officer and buyer's agent have strong relationship and in my understanding, had to work really hard to get through all the hurdles so far).Can I get your thoughts on the situation, potential scenarios, and how the buyer can successfully purchase the home?
