I'm also looking for a property that can be functionally improved (with as little effort and risk as possible).For instance, I recently did a rehab on an 100+ year old house that had sat on the market because it was on a somewhat busy street, and it had a funky floorplan (but, because it was in a trendy, A neighborhood, I knew that the busy street wouldn't deter tenants...and I knew I could improve the floorplan).

She owes $119,000 on the mortgage and is asking $149,000. 1 house on her street almost identical layout sold for 142,000 in 2021.

If you go the multifamily route, I would recommend doing a cost segregation study within the first 2 years to accelerate depreciation, save on taxes and increase cash flow so you can attain your next property quicker.I am bullish on Tampa because of Bill Gates multi billion dollar investment into downtown Water Street and the GasWorxx projects, both are transforming large swaths of the downtown and the urban core.Best of luck!

I'm also finding that trades are declining smaller priced jobs which take away the opportunity for higher priced ones; in this case, let them know that you have multiple properties so a small job today is worth doing for future business from you.I never thought I would have to offer this but please don't do what a former client of mine did and hire drug addicts to do the work (and that's why they are now a former client); it pays to have the job done right while affiliating yourself with people who don't make you look over your shoulder after they leave.

For now everything is great, I just find another house in one of the best neighborhood in Richmond VA, Mechanicsville, a house 3 bed and 2 bath, easily you can rent it out for 1800, plus there are a guest house very separated from main house, fully equipped, 3 bed, 1 bath, 2 living room and kitchen , separated entrance for another street, and parking space for more than 2 cars.

A better way to do this would be to get your lead/borrower to sign a compensation agreement that states "so and so has agreed that Company ABC has earned X commission fee based off loan amount of the transaction involving 1234 Street to be paid for at closing." then title will cut you a check.BE CAREFUL -> you can create a bad rep for yourself if you just charge referral fees to borrowers for without telling them what you're doing.
