What we are seeing is a massive increase in the number of properties for sale which has resulted in more competition between sellers and more of a balanced market than we've seen in a long time.If we continue to have a high number of properties for sale and a shortage of active and able buyer's then we should have some really solid buying opportunities even if the overall market doesn't drop.

Hostile means the person on the other property (mine) was using it without the knowledge of the well owner.

Not done it personally but I've helped investors do it.Keep in mind that most programs will require you to have cash reserves to do it.

Now is a solid time to start strategizing your plan of attack before rates go down and AZ turns into a madhouse again. 

If this is a very angry person you might also consult a lawyer on your options should they threaten you personally. 

I personally have nothing but nightmare and horror stories, not necessarily problems with the tenants, just problems with the procedures and the paperwork, poor communication from the HUD caseworker etc...
