Some successful real estate investors hate 401ks, but that's usually because most are locked into assets that are far outside of their control and they would rather put that money into real estate (or other more tangible assets).There is some consensus on contributing at least what your employer will match as this is "free money."

On the other hand, you should record your actual performance and then in 5-10 years you can look at your portfolio and actually see how your properties are doing and wether the actual numbers match your projections.
