It will need much rehab to begin with, but it's been smoked in for YEARS. 

The highest average bill for any of the apartments was $110 so they probably didn't have too many charges over $175.My students and other tenants would probably love it if I supplied internet connections too, but without someone on sight all the time I am not willing to do this yet.Kelly

A house was recently withdrawn from the market because a potential buyer had a meth inspection that came back with high levels of meth contamination - indicative of a lab rather than just smoking it inside. 

I'm looking at a property now and there is a terrible smoke smell.

I had things in there about guests, this included spouses (1 gal was a commuter who really lived in NJ), lovers, relatives, etc; kitchen usage; chores; smoking; quiet time; etc.Another thing to think about is what kind of "service" beyond a room are you providing?

I will pay the fee for tenants we have inherited (that were in place when we bought the rental) if they are renewing their lease- it is not their fault that the property sold or that the previous landlord didn't do a background check (or did and  didn't supply us with the reports).Kelly

BUT when these same folks go to a local bank, or Hard Money Lender or Friends and Family they seem outraged if they have to supply any more than some numbers on a cocktail napkin;-)

I can't get one right now, but only because I play smoke and mirrors with my taxes.
