In that case we list out what we are planning to do when, give them a copy, and get their signature on our copy once it is done to their satisfaction, and file that with the move in inspection.

I fully agree with @Ned Carey that any signature on behalf of an LLC, Corporation (any legal entity) should include someone's title / legal authority to represent that entity.
