Those are the 3 best that I am aware of, at least on this side of town.

On the flip side if I had a high priced home that I could fix and sell that doesn't fit my rental strategy I would sell it.

So far my background in real estate has been side work for realtors and property managers getting houses and apartments ready to rent or sell.

Thanks for your insight, the mindset is more important for me, like the training, one of my prof she have a small boutique she’s looking for full time, I’m interested but I need to set a side some money so I can pay for the ads and what ever.

On the flip side I've also heard it sort of defeats the entire purpose of your business if you do both. 

Outdated plumbing, knob & tube, asbestos, mold, wet basement, deteriorated roof and exterior siding and trim, functional obsolescence, etc.I also look at the surrounding area. 

Any recommendations for a side hustle in real estate?

Especially in the winter when parking gets reduced to one side of the road.

I would not further break it down by having a separate account for the personal/investment side of the duplex.
