I was stunned to see so many pedes crawling on our roof and in the gutter. 

If the complex needs a new roof, the pool refinished, repaving of the parking lot, landscaping, painting, any number of things, you as an owner get hit with the assessment.

From what I gathered, they have to be under the same roof, same parcel ID, same listing, etc.

I've spent a few hours researching and can't find any information on this aspect of wholesaling lease options.  

You'll find that the licensing classes focus mostly on the legal aspects of real estate ownership, etc.  

like @Shawn Holsapplesaid inventory is waaaaaay harder to get but the demand from buyers is through the roof.  

So does it need windows, doors, siding, an enclosed carport to garage, drive way, updated kitchen or bath, basement fixed, roof fixed, Any repairs and costs if you ask me should be itemized.
