And to reiterate what others have said, it's misleading, and damaging your name/reputation over an extra 10-15k margin doesn't make sense.I had a seller sell to me at an extremely low interest rate to incentivize me to hold the contract to save him on capital gains.

In other words he doesnt want to lose his shirt because of inexperience, but someone to advise on the nitty gritty details on completing a deal successfully.this is what you learn simply by getting your real estate license and hanging around guys like me at the office with 40 plus years experience.. whats a mentor going to do for you.. you can read all this stuff anywhere but your still sitting home talking to yourself and your computer.. get in the club go mingle in the club of people doing deals.

I acknowledge what you say and mathematically it makes sense in a decent way but by having a paid off duplex I live in my return isn't only the duplex. it's the margages I don't have to pay the income I get to keep and my tenant paying for my utility's and gas allowing me to save 90 percent of my income putting me in a ever more advantageous position. any propertys past this however it makes more sense to leverage. just to me at least I need my primary paid off I have seen to many people struggle to pay there bills
