I live in a deed of trust state, so in effect, upon signing the contract, she deeds me the title in my name, which I in turn hand over to a title company putting her in 1st lien position, receiving a mortgage from her via owner financed through a note payable on sale, which in then would be held until sale is completed.

One says to not renew for just about any reason because the market is too strong to not have an excellent tenant.Another says to keep them unless it is a major issue if they have a history of paying on time and don't call for multiple small maintenance issues.I am the one who deals with filling the units and know that it can be difficult to find perfect tenants, but get irritated when someone likes to me.This has become a significant topic as we have two homes up for renewal with tenant issues.

It was because of a misdemeanor public intox charge I got received 6 years ago on a Pharmacy class bar crawl.We dealt with a third party screening company that was like dealing with the DMV.
