Recently Louisville Section 8 has been awful, and investors are fleeing the program, as they fail you for everything.This house failed inspection in February, (its now late June) and owner has not received payment since Feb. 

My offer was at asking and first on the table after the property was listed for less than 24 hours and the seller received two more offers that afternoon after mine (I'm in a very competitive market for small multifamily properties.)

Fortunately, we are continuous renovators, and we have several pieces of property that we have been able to purchase and rent with excellent returns.  

I don't need the cashflow because I have an excellent w2 income and would rather use the cashflow to pay down the mortgages faster.  

I live in a deed of trust state, so in effect, upon signing the contract, she deeds me the title in my name, which I in turn hand over to a title company putting her in 1st lien position, receiving a mortgage from her via owner financed through a note payable on sale, which in then would be held until sale is completed.

One says to not renew for just about any reason because the market is too strong to not have an excellent tenant.Another says to keep them unless it is a major issue if they have a history of paying on time and don't call for multiple small maintenance issues.I am the one who deals with filling the units and know that it can be difficult to find perfect tenants, but get irritated when someone likes to me.This has become a significant topic as we have two homes up for renewal with tenant issues.

Unlike other platforms, they put themselves into the middle of the transaction, so you do not deal directly with the sponsor, nor do you receive payments directly from them.

It was because of a misdemeanor public intox charge I got received 6 years ago on a Pharmacy class bar crawl.We dealt with a third party screening company that was like dealing with the DMV.
