I keep wondering about insurance, vacancy rates, if tenant selection is a bigger/ different factor, terms of the tenancy and differences in opex and capex? 

I've progressed from owning fixer upper duplexes in the north end of Winnipeg where I would do the renos myself late into the night; to purchasing large apartment buildings to acquiring properties in 13 different cities across Canada and the United States. to now buying office buildings and institutional-grade grocery-anchored retail centers leased to national tenants and publicly traded companies like Walmart, Safeway, and Loblaws.Before 27, I achieved lean FIRE, all thanks to the inspiration and fundamental concepts from the BP podcast and the incredible people I've met along the way in this entrepreneurial journey by betting on myself, committing to lifelong learning, and nurturing an insatiable curiosity.If someone like me, who barely made it through high school and would be considered "unlikely to succeed" by my peers, can do it, so can anyone reading this.

Appreciate the responses, there's a different opinion I'd love to hear it but sounds like there's just better ways to make money and buy property.

I am trying to get my 2nd rental property some time this year in the same market (open to a different market in the midwest if no deals appear in the Indianapolis market).

This differs from things like general repairs/maintenance to fix and/or maintain a property, or, general cleaning and so forth.

@Andres Safady now that you have a market, recommend you figure out the property Class you want to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

A lot of people recommend a separate LLC for each property and some suggest a trust or s corp that owns the different LLCs.

I did that and it saved me hundreds annually on a few different policies. 

And if there is a conflict the court system will bend over backwards for a dead beat tenant or squatter and hold landlords to a entirely different standard.
