The speed of closing associated with funding from a HML usually allows for you to secure more of a discount from the seller.

Find a "quality" wholesaler in your market and see what they have available that's off market.

I would say do your due diligence on the property itself, make sure you are not spreading yourself too thin and look at the comparable properties in the area to get a feel for the quality of property you are getting and if the price is right.Good luck!
