The wall was real pine (and only one wall in the room) but the previous owner had ripped out some pieces over the fireplace and painted a mural.

I am waiting to see some innovation in Home buying, like more lease to buy formats etc or something else that may change the transaction of Home buying but I bet the millennials will live in homes no different than the previous gens.

Our latest deal is expected to make 10X what our first one did I have friends just graduating college and I'm buying and selling millions of dollars in real estate! 

I don't know if your looking for multi or not but it is rare to find a North providence multi on the market I know of a 4 unit now but it doesn't seem like the rents make sence for an investment but if you can get somthing near the  College you can rent by the room and make some good money. 

If you can find a deal in any college town go for it.

Things that can be issues; superior liens like IRS liens, Inferior liens or judgment holders who were not notified, or even the quality of the title the previous owner had.

Here are a few from the last year of so with "all-in" prices:Rent $1200   All In Price of $30K    Rent $725      All in 22k     Since I now have owned this property 3 times, it may not meet your 12 month standard$725 Rent  including storage rent  All in $15KRent $625    All in $32K   Oops only a 2% deal....Oh I forgot there is another house on the lot that rents for $475. 

I suspect previous tenants or neighbors?  

I own a unit in a high rise building in New Brunswick NJ that I typically rent out to college students via my own network.

I wish I would've found this place in college.
