I cant emphasize enough that you really need to know what you're doing with existing or vacant buildings.Underwriting is pretty much the same as a ground up development deal.

They will know this kind of information, if they regularly do medical work, if not they can still find it for you pretty easily. 

Those numbers sound pretty accurate on a multi family you maybe able to get something in the high 5's to low 6's at best but that depends on a few variables of course 

Most lenders while dealing with 4 units or less (residential) will never want to do a loan to a llc without a personal guarantee, which I’m pretty sure defeats any purpose of liability perfection and llc have no tax benefits

The numbers were thrown in pretty quickly, but the rent estimate is from rentometer.

IF the immigration policy keeps tightening, we will have more pressure on the labor market that works for contractors & their subs.BTW, for SoFla, those costs are pretty average.

If it was free and clear this wouldnt be an issue and would be pretty straightforward.I have a plan in place but I would like to hear how others have gone about this or would go about this?
