@Art Webb, When the property has been the product of a 1031 exchange you have to have owned it for at least 5 years to take advantage of the 121 exemption.

The vacancy rate concerned can be mitigated by providing a great product at a reasonable price.

The first two options require physical presence in the area of your investment property so they are out for most people who want to buy remotely.

Because I care so much and try so hard, I find myself feeling physically and mentally exhausted at the end of the day.

If you need to do an in person showing or handle a maintenance issue, you still need someone to physically handle that for you.
