Just be patient, save money, build connections and learn.

I enjoy real estate so I am thinking about selling a couple properties and using the proceeds to start 1) a small private money lending business; 2) patiently shopping for commercial properties and flipping them; and 3) getting into land and commercial spec development.

Take your time, build rapport with the owner and be patient.

Now you've fixed it up, be sure to be patient and selective in regards your new tenants!

We were ultimately able to find a deal because we worked with a great, investor friendly agent, we were patient, and we were a little loose with our location and condition criteria.

Obviously, there are things like re-targeting with Facebook, so there is some cross over between people who may have originally come to your site from a Google Ad or other marketing method that you are now serving ads to on Facebook.I used to run the Facebook ads for a fertility clinic and they actually ended up getting a much lower cost per patient compared to the Google Ads they were running.

If you buy single families and attempt to self manage, it's going to take you away from patients and managing your primary moneymaking business of dentistry.
