Even when it's not directly price, it's almost always a form/function problem (which still ultimately means it's not worth what you're asking in it's present floor plan, design, use, etc. so it still ultimately boils down to price).

A single entity LLC not choosing to be taxed as a partnership so not filing a tax return is a disregarded entity for 1031 purposes.  

You can setup a free FB business page (BillyBuysRealEstate is mine) and then I use the boost post paid functionality. 

Bottom line, be very careful when entering into any partnership and take it slow.

Sorry but buying properties at auction is really best suited for all cash investors or people with other funds already in the reserve lined up through private loans, partnerships, HELOC even, etc...

They let you review and edit the list if you want to remove duplicates (list source has a remove duplicates function that catches most but if people have multiple properties under slightly different names it misses those) you can then send the list and have them print your post cards, letter etc.

In the partnership my job is deal analyzation and finding the funds.
