Although attracting traffic to your ads can sometimes be a challenge, it doesn't cost anything to post an ad.  

I still use it as a Chipolte stop on the way to Seattle, although the traffic is horrible.Don't do any more expensive seminars, come to the free BP meet-up in Lakewood instead.

I also organize informal  quarterly BP meet ups here in Boise.

I don't know the exact situation with this particular property, but mechanicals and electrical will be two of your largest expenses, but they will definitely add value and organize the situation.

Maybe some of the folks here on BP who are located in southern Oregon should start one or organize a meet?
