Probably best to steer clear.A syndication would likely trigger UDFI (unrelated debt-financed income) at some point in the hold period, unless they are purchasing the asset without a loan (highly unlikely).

It seems high to me but I'd like to hear what you guys have to say.

We put both houses in the MLS and have had to reduce the price by more than 14% and still no offers. 

South Louisiana has cooler temps and is cold (day time highs in the 50s) in the winter, so we were thinking more about these months, than the 3 months in the summer when it's hot and humid.  

Housing is at a historically bad time to buy right now because the combo of rates and high home values one of the two needs to correct and i'd recommend waiting that out.
